A request to rezone from General Agriculture and General Business to General Industrial approximately 109.25 acres (TMP 082-75 and 082-75B) owned by Augusta County Company, LLC located to the west on Lee Jackson Highway in Stuarts Draft in the Riverheads magisterial district The property is located in an Urban Service Area of the Comprehensive Plan planned for future business development. The proposed general use of the property is 1,000,000 square foot distribution center with approximately 100-200 employees, as well as smaller industrial use buildings.

Please say no to overly intense land uses in the wrong places, where developers chose to buy cheaper agricultural lands, rather than pay for property that is better located and served by the infrastructure needed to support it.
Industrial uses by their nature have a huge impact on both the natural and community environments. The infrastructure of roadways, power, water and sewer must be at their most robust to serve the types of land uses permitted by this zoning. Even if one aspect is strong, without pre-existing traffic, noise buffers, and other service capacities, the impact on the surrounding community and the entire County will be unacceptable. We have a large investment in our schools in this area. The potential truck traffic levels from uses permitted in this zoning category and from a distribution center will be unsafe and overwhelm the roadways.
In Augusta County our water quality is the cornerstone of our quality of life, agriculture, food manufacturing and tourism. We must be cautious because of the underlying Karst geology and the County wide potential impact on our aquifer of improperly located industrial uses.
